What will I actually net when I sell my house in Greater Memphis?

Your net proceeds equal your sale price minus every debit that hits your side of the closing statement — mortgage payoff, government taxes and recording fees, title and closing costs, prorated property taxes, brokerage fees, and any concessions you agreed to in the contract. Because several of those line items are set by Tennessee statute or by your closing date, and others are fully negotiable, the only way to know your real number is to run a detailed net sheet with someone who knows this market.
